Kshitij Investment Advisory Co. Ltd (KIAC) is the real estate arm promoted by Future Group. KIAC will be developing 51 properties across 16-million sq.ft pan India . It manages two retail focused real estate funds with a combined corpus of USD 430 million . The Kshitij Venture Capital Fund (KVC), with a corpus of USD 80 million has fully committed its capital to develop thirteen retail projects across metros, mini metros and Tier 2 Towns.

The Horizon International Fund with a corpus of USD 350 million will focus on developing ' Market Cities' . The Fund has already invested in two prime locations of Mumbai and Bangalore and is presently reviewing other locations. These developments will provide consumers an integrated retail led destination for their shopping, leisure, entertainment and recreational needs. This will include stand alone malls and mixed used retail developments like convention centres, 3-4 Star Hotels, service apartments, commercial offices, residential apartments and community centers, besides public spaces.  This "Urbanist" project has been master planned by leading architecture and design firms Benoy Architects, UK and Rockwell Group in the US.

Recently, KIAC also formed a strategic Joint Venture with CapitaLand , Asia's largest property group, to form Kshitij CapitaLand Mall Management Co. Ltd , a professional Mall Management company.   The JV Mall Management Company will introduce international best practices and service standards and will look into all aspects of Mall Management including Facility Management, Leasing & Lease Administration, Tenant Relations, Marketing, Customer Services, Events & Promotions and Asset Management across all Kshitij Retail Destinations .
